Case study — 05

From scratch to fully-booked — a villa’s online empire, built one channel at a time.

Pazzellaa Villa — Alibag’s coastline luxury rental. We built the brand, the website, the Google presence, the social handle, and the OTA listings from zero. Then we ran the reviews, the responses, and the calendar — together as one ORM engine.

Client overview.

Pazzellaa Villa is a four-bedroom luxury stay on the Alibag coast — private pool, sea-air verandahs, and a kitchen built for long weekends. The owners came to us with the keys, a few phone photos, and one ask: put us on the map — everywhere a guest looks.

No website. No Google listing. No social handle. No OTA presence. Zero digital footprint in a market where guests compare ten listings before they pick one.

Tagline: “Stay slow. Stay coastal. Stay Pazzellaa.”

The challenge.

Alibag is one of the most saturated short-stay markets in India — hundreds of villas competing on the same OTAs, the same keywords, the same weekends. A brand-new property without a single review starts at the bottom of every ranking algorithm and stays there until someone fixes the gap.

The brief: build a coherent brand identity, ship a direct-booking website, set up a Google Business Profile that ranks for “villa in Alibag,” grow an Instagram audience that chooses Pazzellaa over the competition, and place the property on every OTA that matters — then keep the reviews, ratings, and responses aligned across all of them.

Research findings.

We benchmarked twenty top-rated Alibag villas across Airbnb, MakeMyTrip, and Booking.com. Six patterns repeated:

01

Reviews drive ranking

First 10 reviews decide everything. Below that, OTA algorithms bury listings — no matter how good the property looks.

02

Photos beat copy

Guests scroll, not read. Cover photo & first-five images decide the click. Phone photos kill conversion instantly.

03

Response time = trust

Sub-1-hour reply rates lift OTA badges (Superhost, Premium). Slow responders lose pricing power.

04

GMB owns intent

“Villas in Alibag” on Google returns map-pack first. No GMB = invisible to high-intent searchers.

05

OTA tax is real

Each OTA bite is 15–25%. Direct bookings via owned site protect margin — if guests can find it.

06

Instagram = referral

Couples and groups copy what looks good on a feed. A weak handle is a missed booking from every wedding planner who scrolls.

Project goals.

Three north-star goals shaped every channel decision:

Goal 01

Own the search result

Rank in Google’s map-pack for “villa Alibag,” “Alibag villa with pool,” and the brand term — from day-one to month-six.

Goal 02

4.8+ across every platform

Same star rating on GMB, Airbnb, MMT, and Booking. One ORM workflow, one tone, zero unanswered reviews.

Goal 03

Shift bookings to owned

Use OTAs to acquire — then move repeat & referral traffic to pazzellaavilla.com to cut commissions.

Guest flow.

Five steps from a guest’s first search to their five-star review — designed so they always land on Pazzellaa.

Channel strategy

One brand — six speaking surfaces.

Every channel earns its keep. GMB & OTAs catch high-intent search. Instagram earns the slow-build referral audience. The website closes the deal at zero commission. We treat them as a single funnel — not six disconnected listings.

Visual identity

A coastline-quiet brand.

Warm sand palette, slow editorial typography, photography lit at golden hour. Same logo, same caption voice, same colour grade — whether the guest sees us on Google, on Instagram, or on Airbnb. Consistency is the cheapest ranking signal we own.

Execution — what we built & run.

Nine workstreams — built once, then operated week after week.

Brand identity

Wordmark, palette, type system, and a 30-page brand book that locks the look across every surface.

Revenue impact.

Before S3A took over, Pazzellaa was a brand-new property with no listings, no reviews, and weekend-only walk-ins. Twelve months of disciplined ORM + the Facebook page launch + paid Meta layer moved the line. The numbers below are what the owners actually see in their P&L.

4.2×Annual revenue lift
+178%Avg daily rate — long weekends
3.4×Meta Ads ROAS

Before handover

  • 22%Annual occupancy
  • 0Live listings
  • 0Reviews on file

  • 120+Reviews at 4.8★+
  • 5.0★Facebook page rating

The Facebook page alone now drives a measurable share of repeat & group enquiries — weddings, corporate offsites, family reunions — segments that don’t convert on OTAs.

Results & outcomes.

4.2×Revenue lift YoY

4.9Avg across 9 channels

Pazzellaa now ranks in the Google map-pack for “villa in Alibag,” holds Superhost-level metrics on Airbnb, owns a 5.0★ Facebook page, and earns a third of its bookings on its own site — commission-free. Reviews stay above 4.8 across every platform, paid Meta layers fill mid-week gaps, and the loop never stops running. The owners’ P&L shows a 4.2× revenue lift year-on-year since handover.

What the owners say.

“We handed S3A the keys and a few phone photos. A year later, Pazzellaa shows up before villas that have been in Alibag for a decade — on Google, on Airbnb, on Instagram, on the Facebook page they built for us. The reviews keep coming, the calendar keeps filling, and our revenue is up more than four-fold from where we started. Feels like having an in-house brand team without the overhead.”
